Midway shares details of next CityCentre office tower, already 65% preleased - Houston Business Journal (2024)

Houston-based Midway has released new details about the latest addition to its CityCentre mixed-use development in west Houston.

As the Houston Business Journal first reported in November, Midway plans to build its new CityCentre Six office building at 903 Town and Country Blvd.

However, Midway said Jan. 10 that the new building will include 308,000 square feet of office space, which will sit atop a nine-level podium parking structure. The building’s ground floor also will include about 12,000 square feet of retail and dining space.

The building will have 27,500-square-foot floor plates and two green rooftop terraces, according to a leasing brochure on Midway’s website.

Midway said CityCentre Six has already secured an unnamed anchor tenant, which will occupy 65% of the building’s available office space, leaving about 100,000 square feet available for lease.

Construction is scheduled to begin during the second quarter of 2024, with delivery expected in 2026.

Records filed with the Texas Department of Licensing and Regulation said the project is expected to cost $87.5 million. Information in TDLR filings is often preliminary and subject to change.

"Our plans for CityCentre's north site have been in the works for almost a decade, and CityCentre Six is a significant step towards realizing our long-term vision for the development," Chris Seckinger, vice president of investment and development at Midway, said in a press release. “CityCentre’s thriving blend of office, retail, hotel, and residential offerings is a testament to the growing appeal of this area, and we look forward to introducing a new standard for Class A office space while also growing the pedestrian-focused master plan of the district.”

CityCentre Six and the adjacent Marathon Oil Corp. building were master-planned around a new half-acre urban plaza, which Midway said will serve as an upscale entrance to the original CityCentre development.

Designed by Houston-based OJB Landscape Architecture and curated by Midway's Urban Park brand, the space will feature natural elements incorporated throughout and built-in assembly seating overlooking the area.

CityCentre Six’s retail fronts and patios will overlook the plaza, Midway said.

Additional members of the project team for CityCentre Six include Kirksey, which will serve as architect of record, and Munoz + Albin Architecture and Planning as the design architect. Both firms are based in Houston.

Other CityCentre developments

In February 2022, Midway demolished the vacant Four Points by Sheraton Houston West, at 10655 Katy Freeway, to make way for a new six-story office building called CityCentre Seven and a new hotel.

That phase of the development was announced in October 2021.

When it is completed, CityCentre Seven will offer a total of about 147,000 square feet, including 120,000 square feet of office space and more than 27,000 square feet of retail and restaurant space. Midway expects the development to include boutique fitness, spa and wellness amenities as well as fast-casual dining. CityCentre Seven will offer parking in a seven-level garage.

At the time, Midway said the new office building was necessary to add capacity to CityCentre, which was 97% leased as of February 2022.

Amazon.com Inc. (Nasdaq: AMZN), Jacobs Engineering Group Inc. (NYSE: J), Infosys Ltd. (NYSE: INFY) and Pin Oak Group are some of the big names that have leased space in the development.

Additionally, Midway previously announced that Marriott International Inc. (Nasdaq: MAR) has awarded a franchise to bring the company’s AC Hotels brand to the CityCentre development. The new hotel will also be developed by Midway and will mark the second AC Hotel by Marriott in the Houston market, joining the AC Hotel by Marriott Houston Downtown. It also will be the second hotel in CityCentre, joining The Moran CityCentre.

Recent Midway leadership shakeup

In November, the HBJ reported that two top executives from the legacy Midway company stepped down, just months after Houston-based Midway and Orlando-based Parkway Property Investments teamed up to form a new joint real estate company called Parkway.

Jamie Bryant, who served as co-CEO of the new Parkway, and Larry Sloan, executive vice president of investment and development at Midway, which still exists as the exclusive developer for the new company, each announced their departure around the same time.

Bryant was elevated to co-CEO as part of the partnership between Midway and Parkway. He served in that role alongside Jayson Lipsey, who previously served as CEO of the legacy Parkway firm.

Prior to Midway and Parkway’s partnership, Bryant served as president and COO at the legacy Midway firm.

Meanwhile, Houston-based Triten Real Estate Partners announced Nov. 17 it hired Sloan as the company’s first chief development officer. Sloan's first day with Triten was Nov. 27.

In a news release, Triten said Sloan’s new role will have him overseeing all of the company’s development efforts nationally, including traditional industrial, industrial outdoor storage, multifamily and mixed-use projects.
